We will spend up to 2 hrs discussing your home, and how the merits of home staging will reveal the potential of every room. Walking through your home as a buyer would, we will gather first impressions, notice details and assess what is necessary to prepare your home for sale. Comprehensive recommendations will be given for each living space, as well as an 11page D-I-Y Home Staging Guide featuring room by room home staging tips. A proposal for Home Staging Services best suited to maximize the marketability of your home will be given.
Consultation with Home Staging Guide: $150 (up to $100 credit applied to the purchase of any Home Staging Package)
Consultation with Report: $300
This 60+ page Report is a customized, comprehensive room by room analysis detailing all recommendations.
Appealing Staging
After your consultation, your Inviting Home consultant will transform the most important areas of the home. These key areas include the main living area and the master suite. Your consultant will provide an action plan for the remaining areas of the home that are not staged that day.
Inviting Staging
After your consultation, your Inviting Home consultant will transform the entire home. Typically this can be completed in one full day.
Full Service Staging
After your consultation, your Inviting Home consultant will spend two full days transforming your home into a dynamic showcase. This service can include cleaning, de-cluttering, and painting if required. We will provide a written estimate if more than two days will be required.

Move-in Staging
After your consultation, your Inviting Home consultant will work with you on move-in day to assist you with optimum furniture and accessory placement. A color consultation is complimentary with this package.
Vacant Home Staging Process
1. CONSULTATION: $75 (credited to the purchase of a Vacant Home Staging Package)
A consultant from The Inviting Home meets with the home seller or Realtor to discuss the staging process, timeline, and budget.
2. FURNITURE PLANNING - When the home seller decides to proceed, the consultant from The Inviting Home meets with the furniture rental company that best fits this project. We have relationships with furniture rental companies that will offer discounts to the sellers based on project size. We then pick each piece that best suits the home and the seller’s budget.
3. MOVING DAY - The consultant from The Inviting Home and assistants meet the furniture rental movers at the home and direct where all of the pieces should go. The consultant will also bring additional accessories needed to complete the desired look. These accessories are available for rental.
4. SOLD! - When the house is sold and escrow is almost closed we will then meet with the furniture rental movers and spend a day de-staging the home. We highly recommend keeping the home staged through the buyer’s inspection and the appraisal.
Shopping Service
Your Inviting Home consultant will work within your budget to purchase the accessories that will serve as investments in the sale of your home. We receive numerous designer discounts and happily pass these savings on to our clients.
Hourly Consulting
The Inviting Home’s consulting service is available on a per hour basis, and can be used for color consultations, staging recommendations, Redesign ideas, and tips for improving your home’s marketability.
Redesign Service
Just as Home Staging is for selling, Redesign is for living! After your initial consultation, your Inviting Home consultant will work with you to create the home in which you love to live!
Three Phases to Successful Home Staging and Preparation
There are three phases to the home staging process, which will be addressed completely in our home staging services:
Phase One – Maximizing What You Have, So That It Appeals to Buyers
You will be amazed at the extraordinary transformations we will be able to accomplish in a single Staging Day using what you already have! Successful home staging must make financial sense and we are experienced and trained in making the most out of your current belongings in order to turn buyer traffic into offers.
Phase Two – Recommended Purchases As “Investments” In Selling Your Home
Working within your budget, we will only make those recommended purchases that will MORE then pay for themselves in the speed and amount of sale. During the Staging Day, we will bring in accessories in order to get fantastic photos for your Realtor’s marketing efforts and to attract Internet traffic. Over 85% of homebuyers are online searching for homes BEFORE they visit a home, so we want to make an excellent first impression and compel them to come to your home. The accessories we bring in during the Staging Day will also give you a “visual” of the simple and inexpensive purchases you can make that have a dramatic effect on each room of your home. We will email you the before-and-after photos, so you can see the transformations and make your shopping list. We also offer a shopping service if you need more guidance in this area.
Phase Three – Simple Yet Dramatic Cosmetic Updates and Changes
Depending on your budget and timing, we may suggest paint, electrical and other cosmetic improvements that will result in a high return on investment. We will tell you which rooms and improvements are “worth it.” Don’t spend on cosmetic changes without first consulting the experts at The Inviting Home.
