*Buying a home is an emotional decision. The primary reason a buyer purchases a home is because it “feels home.” It is warm and inviting, and the buyer makes an emotional connection with the home. Buyers do not emotionally connect with empty spaces. Empty is synonymous with cold and this is not a feeling that creates a desire to buy!
*Potential buyers cannot imagine what a vacant property will look like furnished and decorated. Nine out of ten people walking through your home have no imagination of the wonderful possibilities your home has to offer them. They just cannot picture it. Don’t let simple things like no furniture or limited furniture ruin your sale. If only 10% of buyers can imagine the potential of your empty home, it is very likely this will significantly hurt you in the selling price of your home.
*At showings, buyers cannot see the full potential of each room if they are only viewing an empty shell. How big is the room? Without furniture, there is no frame of reference; buyers cannot tell the scale and size of a room. What is this room for? Many times a buyer cannot tell if it’s the living room or a dining room in an unfurnished home. Don’t keep buyers guessing: when buyers do not have answers to their questions, they will walk away.
*Buyers have many options – you want yours to be their last and staging is a proven strategy for increasing traffic and offers to your property.
*As per the NAR, vacant properties do not sell for as high a price as staged homes.
*Home Staging is demonstrating a lifestyle and buyers not only want to purchase a home, they want the lifestyle that comes with that home. A vacant property will not paint the picture of how wonderful life will be living in the home.
Our Successful 4 Step Process for Vacant Home Staging
1. INITIAL CONSULTATION
A Consultant from The Inviting Home meets with the home seller and Realtor to discuss the staging process, the budget and to review the home. During this time, we will be taking lots of pictures, diagrams and measurements as well as brainstorming on every detail needed to complete the home.
2. FURNITURE PLANNING
When the home seller decides to proceed, the Consultant from The Inviting Home meets with the furniture rental company that best fits this project. We have relationships with furniture rental companies that will offer discounts to the sellers based on project size. We then pick each piece that best suits the home and the seller’s budget.
3. MOVING DAY
The Consultant from The Inviting Home and assistants meet the furniture rental movers at the home and direct where all of the pieces should go. The Consultant will also bring additional accessories needed to complete the desired look. These accessories are available for rental.
4. SOLD!
When the house is sold and escrow is almost closed we will then meet with the furniture rental movers and spend a day de-staging the home. We highly recommend keeping the home staged through the buyer’s inspection.
